SERVICES OFFERED IN THE BUILDING

Security and comfort of the tenants are the main concerns of the owner of the Hulpe 187-189. Everything has been done to this effect :

  • Every day of the week, including public holidays, presence of an usher at the main entrance. A round the clock reception assistant and parking attendant are on duty from 7.30am to 7.00pm. They can receive your instructions in order to best personalise your reception.

  • On working days, a technician is at the disposal of the tenants on the spot from 8.00am to 4.30pm. A repair service organised by a qualified air-conditioning electrical engineer can be called from 8.00am to 4.30pm in case of small technical problems.

  • A round the clock "Help Desk" is operational.

  • A cleaning service plans daily the maintenance of the outhouses for caring for the brand image of the building.

DESCRIPTION

1. GENERAL

° Elegant façade in architectonic concrete with double glazing in ochre colour.

° Walls of the reception area are covered by cloth and the floor with a good quality carpet. A waiting room is available for visitors.

° Elevators :
187 La Hulpe
- 2 elevators of 900 kg, 12-person capacity, link the parking level and the ground floor to the office floors
- 1 service-elevator of 900 kg, links floors from - 3 to 6

189 La Hulpe
- 2 elevators of 600 kg, 8-person capacity, link the parking level to the 2nd floor.

° Payload of the offices : 300 kg/m² and locally 500 kg/m².

° Modular partitions (possible every 160 cm).

° Space for archives or basement stores.

° Floor landing
The philosophy was to choose durable materials. The floor is fitted with a beige colour polished Jura marble. The walls are covered with swide with full-height mirrors.
Lighting : heavy-duty spotlights (low consumption) lined with mood lighting in the form of wall lights.

° Sanitary ware
Highly finished sanitary blocks made up of rich and durable sanitary material. The floors are covered with sand coloured mosaic tiling. Walls are decorated with molten glass.
Lighting is of automatic halogen type (economical).

° Kitchenette and junk rooms are provided on each floor.

2. LOCATION AND COMMUNICATION

° The building is located on a prestigious artery next to Solvay park.

° Excellent links to the national airport, highways and city centre.

° Bus stop in front of the building for access to La Hulpe, Rixensart...

° Tram stop 50 m from the building, line 94 in separate lanes.

° Boitsfort railway station next to the building.

° Schuman railway and metro station 10 minutes away (2 trains per hour at peak hours).

° Highway E411 (Brussels – Luxembourg) and Ring are very close by.

3. AIR-CONDITIONING

Air-conditioning is assured by ejecto-convector heaters with hot and cold water batteries, type 4 pipes in peripheral areas (fresh air 100 %), exhaust and intake in the false ceiling of the internal areas (35 m³ per person/per hour, European standard A). Adjustable recycling.

4. ELECTRICITY AND CABLING

° Electricity
Installation is four-polar 400 volt with a maximum power of 43 KVA per wing.
Distribution is done by floor sheath and peripheral raceway.

° Cabling
A raceway is situated under the ejecto-convector heaters, multiple perimeters of the floor sheath, radials for cables, electricity, telephone, etc.

5. LIGHTING

6. ACCESS CONTROL

Installation of the Aritech brand access control is anticipated at main accesses as well as at entrances to office floors (on request by the tenants). This will enable you to screen your visitors, maintain records and make it possible for you to access offices round the clock.

7. FIRE DETECTION

Wormald and last generation fire detection equipment covers the entire building. It would enable a personalised prevention of each unit on the request of the tenant.
